Twin Cities Real Estate Investing Show - #5 - Liz Sibet When we set out to make the TCREI Show we had a particular vision - we wanted to show a full spectrum of local real estate investors. So far we've heard from folks with a little as 2 doors and 3 years of experience - and I think some of those interviews will be the most helpful to our audience in sharing actionable advice. We also need to show the other end of the spectrum - investors who have scaled and operate at an extremely high level. That's the sort of interview we have this week in Liz Sibet.
 
Liz has been a fixture of the local investing scene since the early 00s. Starting as a househacker in her college years she got a crash course in renovations, transactions, and management. Liz has completed somewhere in the neighborhood of 850 transactions as an agent and investor, a body of work we'd all be proud to accomplish! She is now flipping upwards of 20 homes in a month, running multiple crews providing home services throughout the metro to other investors.
 
Liz's story is inspirational, a true testament to what one can accomplish by putting their head down and doing the work. She didn't grow up with economic advantages; I can imagine she's hit 100s of roadblocks along her journey. But here we are! Thanks so much, Liz, for giving us your time.

TCREI Show #4 - "St Paul Data and Market Update"

No guest for this episode - Adam and Tim dive into the St Paul rental, housing, and small multifamily markets. This episode is a continuation of the Twin Cities Real Estate Investing Meetup, which can be found at Meetup.com and takes place once per month at various locations throughout the metro. In this episode we share our findings, including some surprises and valuable insights. 
 
Our main takeaway - while the data is interesting, valuable and will ultimately help newer investors navigate the search and purchase process with greater confidence and perspective, we do not recommend making decisions solely based on spreadsheets and data. I've personally bought deals that looked awful on a spreadsheet but turned out quite profitable, and I'm sure the opposite story is true of many investors, regardless of experience level.
 
The main benefit to understanding the numbers is perspective - I'll give an example. Let's say you've been in the market for a 4-unit property near your work in Highland Park. You've only just been preapproved for 3 days, and your agent calls with a listing. An educated buyer will have the perspective to understand how the listing falls amongst market averages performance-wise and will also be aware of how rare (or commonplace) the opportunity might be. This perspective will allow the investor to react accordingly - maybe they jump at the opportunity, maybe they wait for something better.

Tyler Nash is a real estate investor out of Forest Lake, MN. He got his start with an off-market single family purchase in North Branch, MN a little over 10 years ago, which set him up nicely for his next few deals. Tyler bought a smaller duplex with Adam in 2020 on the east side of St Paul, followed by a 7 unit in the western suburbs. Now Tyler is focusing on smaller commercial multifamily with a contractor partner. Tyler is an all-around great guy to work with and a good friend, we appreciate him giving us his time for the pod.

Rianna Redig is a local real estate investor. She got her start in 2015 buying single family homes in a cheaper yet livable area of South Minneapolis. She then focused on 2-4 unit multifamily, buying duplexes in Richfield with her partner. Rianna is now purchasing, renovating, and managing commercial office spaces in the Rochester area. Her target tenants are professionals like attorneys, massage therapists, and estheticians.
